Interior Design + Design-Build

Boutique design and design-build for condominium common areas. We craft spaces with intention, clarity, and timeless beauty. From concept to completion, our integrated design-build process for condominium common areas ensures interiors that inspire and endure.

01 Discover

Listen + Learn

Site visits, board interviews, lifestyle audits and a clear-eyed condition report — we begin by understanding the building, not by drawing.

  • Stakeholder workshops
  • Heritage & envelope review
  • Programme & brief
02 Design

Concept + Curate

Mood, materials, millwork, light and FF&E — drawn together into a cohesive narrative the board can review, refine, and approve with confidence.

  • Concept & mood boards
  • Construction documents
  • FF&E specification
03 Build

Construct + Coordinate

Permits, trades, schedule and on-site quality control — managed under one roof, so design intent survives every site instruction and change order.

  • Permits & tendering
  • Site supervision
  • Resident communication
04 Deliver

Finish + Hand Over

Punch list, styling, walk-through, and warranty. We don't leave until residents feel the difference — and the board has the binder to prove it.

  • Final styling
  • Resident reveal
  • Warranty & care guide

Yorkville Lobby

A 1990s Yorkville address asked us to retire its mirrored-glass entry. We layered limestone, oak, and brushed brass, commissioned a sculptural reception desk, and rethought the lighting so the room reads warm at every hour.

King West

Three small rooms and a co-working space nobody used. We opened sightlines, installed a kitchen that hosts more than coffee, and dressed the lounge in fabrics chosen for actual lounging.

Liberty Village

Re-imagined for residents who entertain. Acoustic wall panels, modular seating, and integrated AV that disappears when the room shifts from cocktails to film night.

Bayview Fitness

Re-fit with a focus on wellness rather than performance — softer materials, daylight wherever the structure allowed, and a quiet recovery area that's now the building's most-booked amenity.

Distillery Rooftop

A terrace at the edge of the Distillery District. Planters, cabanas, and a wood-clad bar give the space the feel of a private club — with views that earn the cocktail menu.
